This project transforms the former Coseley baths site, a brownfield dormant for over a decade, into a community of 34 modern homes. There were issues that needed to be addressed before the planning application, including five mine shafts and decontamination of the ground (lead, arsenic, asbestos). A Tree Protection Order (TPO) was placed on the site, which prevented development on the site without prior consultation.
This project consists of 3 no. detached houses in local vicinity of Willenhall town centre. The issues we encountered during the planning phase were the location of the site in a flood risk and coal mining area, as well as the presence of listed buildings neighbouring on both sides. The constrained triangualr shape of the site presented difficualty when designing the resdential units. However, we managed to accommodate parking spaces despite the constraints and satisfy the local planning policies.
